The entire purchase process is handled through a notary (notaio), who verifies the legal status of the property, prepares the deed of transfer (rogito) and ensures transaction security. It is also advisable to commission an independent technical survey and check the land registry (catasto).
When purchasing as prima casa (first property in Italy), lower tax rates apply. Even without this benefit, total additional costs rarely exceed 10-12% of the property value - comparable to other European markets.
