Due diligence when buying Italian property

Visura catastale — cadastral extract

A basic document confirming the technical details of the property: area, energy class, purpose. Check that the cadastral data matches the actual state — discrepancies can block the transaction.

Visura ipotecaria — mortgage encumbrances

A report from the Conservatoria dei Registri Immobiliari reveals mortgages, liens and other encumbrances on the property. The notary verifies this document, but it is worth commissioning an independent check beforehand.

Energy performance certificate (APE)

The Attestato di Prestazione Energetica is required for every transaction. Classes range from A4 (best) to G (worst). Old buildings often have class F or G — meaning high heating costs.

Conformità urbanistica

Checking whether the property complies with the zoning plan and whether there is any unauthorised construction (abusivismo edilizio). In Italy, this is a common problem — extensions and alterations without permits.

Technical condition inspection

Commissioning a technician (geometra) to assess the condition of the structure, electrical, plumbing and roof. Cost EUR 500-1,500, but it can protect against expenses in the tens of thousands.
